The price does not include the price for heating. An estimation for one week in November/December is 100-130€ and less/none in the warmer seasons or if you do not use heating.

Low, Mid and High Season: For cancellations made less than 5 weeks before arrival, no show
or early departure no refund applied

75 % prepayment 35 days before arrival per credit card
They ask for a non-refundable deposit 25% of total at the time of
booking. At the point of paying a deposit you are deemed to have accepted our terms and
conditions.
We will ask you to pay for an outstanding balance 5 weeks before the arrival date. After this
point any cancellation will be charged 100%. If the balance of the payment for your holiday has
not been paid 5 weeks prior to the commencement of your holiday, we will send you a reminder.
If within 7 days of the remainder being sent the balance is still outstanding, Barbialla Nuova will
be entitled to rescind the agreement, retain the deposit, and then claim against you all losses
incurred.
If you decide to change your reservation we reserve the right to levy an administration charge of
50eur for amendments to your booking arrangements but please note that amendments are not
permitted within 5 weeks of your arrival date.
As a part of the check-in process we will send you a Registration Form via email which you will
be asked to fill and send back – this will help to speed-up the check-in process on your arrival
day.


If a room name includes the add-on “100% prepaid and not-refundable”, it means that with this rate type the total reservation value will be debited upon booking and is not refundable in case of cancellation or modification.

This is a real working farm. There are dirt roads connecting the houses to the reception. Regular cars are fine, but low sport cars are not recommended for driving within the farm. Having a car is strongly recommended during your stay; the farm does not provide shuttle services to and from the houses.
This is an organic farm. That means living nature... including insects! If you are allergic to wasps/bees/horseflies, etc., this might not be the right place for you.
This is a eco-friendly place where to disconnect from a busy life! No Tv, no DVD players, no air conditioning, just gorgeous nature!
Bring appropriate shoes and expect real, rustic, yet comfortable countryside living.
We constantly strive to make sure that energy and water supply, as well as the internet connection, are in good working order. However, managing these systems in the middle of the countryside is challenging. Except for electricity, Barbialla Nuova is off the grid, and just bouncing the internet signal between houses is quite a feat. We ask our guests to be patient in case of water or internet problems and to notify the management promptly; rest assured the team works very hard to fix any issue in a timely manner, and most are solved within minutes or hours.
From the last week of September to December you may see hunters on the property. You need to be aware of their presence and make sure they are aware of yours!
There are inherent dangers in countryside living: you are responsible for your own safety and the safety of your group.
