Booking Conditions

Reservations Observations

As a licensed premises. we ask guests not to bring alcohol purchased elsewhere onto the premises.

Additional guests may be accommodated in some rooms for a small charge, but only by prior agreement.

Log fires may be requested to be lit in ‘William’ and ‘Eln’ rooms. This must only be activated by the management. This feature is available during the evenings of the winter season and the room client accepts responsibility to be in that room whilst the fire is active, with the fire guard in place at all times.

We regret that due to the age and layout of the building, we do not have wheelchair access to our first and second floor rooms. There is one 9 inch step that leads from the ground floor to the restaurant and bar and a 10 inch step that leads to our entrance hall. There are low ceilings and joists on stair cases and in bedrooms which will have to be avoided. Children must be supervised at all times, as the stair well and bedrooms have low windows. The stairs that leads to the mezzanine in the Jeremiah room should be treated as a ship’s ladder, holding the hand rail when both climbing or descending. We recommend that the upper section is for six year olds and over. However children must be monitored at all times and it is your responsibilty as to whether your child is mature and responsible enough to be in this area (please see our ‘Jeremiah’ photo gallery on our website).

The Swan House does not have private parking. However we are happy to provide details of nearby free car parking.

We reserve the right to terminate the contract for accommodation at any time during your stay if deemed necessary.

Cancellation Policy:

Cancellation made more than 30 days before arrival: 10 % of reservation value
Cancellation made between 3 and 7 days before arrival: 50 % of reservation value
Cancellation made less than 3 days before arrival: 100 % of reservation value
No Show: 100 % of reservation value
Early departure: 100 % of reservation value
Any changes in the reservation may imply changes in the prices
Cancellations made prior to 30 days of arrival (3pm), will incur a 10% charge for the stay.

Cancellations made prior to 3 days (72 hours from 3pm) of arrival, but less than 7 days of arrival, will incur a charge for the first night’s stay and 50% of subsequent nights.

Cancellations made within 72 hours of arrival will be charged in full.

Bookings for 5 nights or more, or for 2 or more rooms, are subject to a 30 day cancellation policy (see above). Any cancellations made within 30 days of arrival will be charged in full.

We will be pleased to offer the applicable refund within 7 days, where any cancellation has been received and acknowledged by us, by email.

All rooms are thoroughly checked after your departure and any damaged or missing items will be charged to your credit card.

Our ‘Jeremiah’ family room may be booked by a couple, in which case the couple are being charged a lower fee for the base mezzanine section only. You will be charged an extra £12 per bed, if the attic beds require changing.

All rooms are non-smoking. Guests who fail to respect this policy will be asked to leave and charged £100 for specialist cleaning. The full amount of the stay will also be charged.

No pets are permitted in the building. If guests should disregard this policy, a £100 charge will be made for specialist cleaning.

These terms and conditions are applicable to all contracts made by the Swan House and apply to all reservations and bookings for accommodation. As guests of The Swan House, you are invited to read these conditions for the understanding of your responsibilities and to prevent any additional charges. Upon confirming your booking with the Swan House you are entering a binding contract and agreeing to the following terms and conditions.

We do not store credit card details nor do we share customer details with any third parties.

When booking through our website, 25% payment is required by credit card and the balance on arrival. When booking by phone, 100% is required at the time of booking. We regret we are unable to accept cheques.

General Hotel Observations

Due to the historic nature of the building, there are parts of Swan House, in particularly the stair cases and Seth's room, which have low ceilings or joists. Please be aware and take care.

Important points such as fire evacuation; list of emergency phone numbers can be found In the desk drawer of your room. Here's one for now: 078 999 74922.

The TVs are latest technology with Samsung 'Smart-Hub' (except William's room). This will enable BBC iPlayer and all the other major channel iPlayers. It will also allow you to choose from a library of over 5,000 films on Netflix and is free for you to view with no pass required.

We have free fibre optic 'Wi-fi', so please ask us for the current pass.

Fresh milk to accompany tea and coffee, will be provided throughout the day by our staff, please just ask us. As the taps in our rooms are close to the basins, please ladle water into the kettle.

Children should be accompanied at all times, especially in the 'Jeremiah' family room, due to the ship's ladder to the attic beds, as well as low windows.

Breakfast is served between 8am and 10am. If you wish to leave early, we can provide an excellent buffet breakfast in your room, the previous evening.
